@SPerry : Something else to consider when rebating a renovation vs. New build especially in a luxury market would be in the house was grandfathered in to anything. For example the existing house has set backs that would no longer be approved, because they have changed over the years so if you were to knock down and build new you would have to conform to the different standards. When square footage dictates sales prices that extra 1,000 SqFt at $1,000 - $2,000 SqFt could be a game changer.
