Going over what’s happening in the real estate market for the month of June 2022. As the numbers have just come out and as we take a look at single-family detached, They were 1339 sales and 1848 active listings. So I can give you a month of inventory of 1.38 months of inventory. Which is still a great seller’s market. A seller’s market is anywhere from one to four months of inventory. Just barely on the 1-month mark. 4 – 6 months is a balanced market; 6 months beyond is your buyer’s market. Now people are asking, what is the difference from last month? Actually, our months of inventory have gone up at 1.38. Last month we were actually at 1.13 and actually the last month’s selling price, the average was $454,328. So we have dropped about 25,000 dollars. Still, amazing prices for Winnipeg. If you go pre-pandemic, even at 426,000 that’s about a hundred thousand dollars above where the market is. So you see the media releases, that you know housing prices have dropped by this percentage and the amount of sale have dropped by this amount. If you go back to our normal type of numbers.
